Roof Leak Repairs
in Paarl
Roof leak repairs in Paarl start on the roof, not under the stain on the ceiling. We find the way in, show you where it is, and then quote the repair.

The stain on the ceiling is rarely under the hole
Water that gets through a roof seldom drops straight down. It runs along the underside of tiles or sheets, down the underlay, along a batten or across the top of the ceiling until it finds a low point, and only then leaves a stain. Sealing the roof directly above the stain is how the same leak gets fixed three times.
The other reason leaks come back is that the cause was never a gap at all. A tiled roof pitched too low for its tiles, or missing the underlay it needs, keeps letting water in however much sealant goes on. SANS 10400-L sets the minimum at 17° for concrete and clay tiles with an approved underlay, and 26° without one.
When the big storms come, they find gaps that were already there
In three days in May 2026, Drakenstein Municipality recorded about a fifth of a normal year’s rain in Paarl and logged well over a hundred flooding incidents. In June 2023, after about two weeks of heavy rain, it reported widespread flood damage to homes, formal and informal.
In rain like that, water goes wherever the roof was already weak: a cracked ridge, a flashing pulled away from a wall, a lap that opened over summer. Volume turns a slow drip into water through the ceiling, and it arrives when the roof is wet and hard to repair properly.
For most houses, SANS 10400-L counts water running down the inside of a wall, or a damp patch on a ceiling or floor, as a failure. If the house is new and was enrolled with the NHBRC, roof leaks found in the first year of occupation fall under its warranty, so check the enrolment before paying for a repair.
The cheapest leak to fix is the one found before May, on a dry roof.

Where roof leaks usually start
The places we check first, roof type by roof type.
Flashings at walls and chimneys
Where a roof meets a wall, the flashing has to be tucked in and sealed. When it pulls away, water runs down the inside of the wall.
Valleys
Two slopes pour into one channel. Leaves, a narrow valley or one laid too flat lets it overflow under the tiles.
Ridges and hips
When ridge capping cracks or works loose, rain blown along the top of the roof gets underneath it.
Tiles and underlay
A slipped or cracked tile is a quick fix. Torn or missing underlay, or a pitch too low for the tile, is not.
Screws and laps on sheeting
Worn washers, loose screws and short end laps let water in long before the sheets fail. SANS 10400-L asks for sealed end laps of at least 250 mm where sheeting is laid as low as 5°.
Pipes, vents and solar mounts
Anything that passes through the roof needs a collar or a flashing, and the fixings for tanks and panels are a common way in.
What you can hold us to on a leak
Each one is written into the quote, so you can check it.
-
You see the way in before you pay
The entry point is found and shown to you before the repair is quoted.
-
Repair when a repair will do
A sound roof with one failed detail gets that detail fixed, not a new roof.
-
The roof space is checked
Where we can get in, the water is followed from the inside as well as the outside.
How a leak repair runs
Finding comes before fixing.
Tell us where it shows
Which room, which wall, and whether it leaks in every rain or only when the wind drives it.
Trace it
On the roof and, where we can get in, in the roof space, following the water back to where it enters.
Show and quote
You see the cause before you pay for the fix, with the repair written up.
Repair
Made in dry weather where possible, so seals and coatings have a dry surface to bond to.
How a leak repair is priced
By what the leak turns out to be, which is why it is found before it is quoted.
What the written quote lists
- The entry point, described and located, so the repair has a target
- The repair itself: flashing, tiles, ridge, screws, laps or membrane
- Underlay or timber that has to be opened up and replaced
- Making good: re-bedding, pointing or coating the repaired area
What moves the number
- How many entry points there are
- Roof type, pitch and height
- Whether it is a gap or a design problem such as pitch or underlay
- Access to the roof space
A repair quoted before the cause is found is a guess. Ask what the quote is meant to stop.
Why roofs leak in some storms and not others
The questions people ask while the bucket is filling.
How much does a roof leak repair cost in Paarl?
It depends on what the leak turns out to be. A cracked tile is a small job; missing underlay or a pitch problem is a bigger one. We find the cause first and then quote the repair in writing.
Why does my roof only leak in some storms?
Often the wind direction. Winter rain in the south-western Cape arrives on cold fronts, and a 2007 government rainfall study of the Berg catchment found rain-bearing winds peak from the north-west. A gap on a north-west slope or wall may only leak when rain is driven onto it.
Can a roof leak be fixed in the rain?
A temporary cover can sometimes stop the worst of it, but most sealants and coatings need a dry surface. The proper repair waits for a dry spell between fronts.
The roof was sealed and it still leaks. Why?
Usually because the seal went on where the stain was, not where the water enters, or because the problem is the roof’s design: a tiled roof pitched below what its tiles need, or missing underlay. Both show up when the roof is traced from inside and out.
Is a leak in a new house covered by the NHBRC?
For a new home enrolled with the NHBRC, its warranty covers roof leaks found in the first year of occupation. Check the enrolment certificate and speak to the builder and the NHBRC before arranging a private repair.
Can solar panels cause roof leaks?
They can, where brackets go through tiles, sheeting or a flat-roof membrane without proper flashing. On flat roofs the national standard says fixings through the waterproofing should be avoided. Tell us if the leak started after panels went up.
Could it be the geyser rather than the roof?
It can, because both stain the ceiling. A stain that appears or grows in dry weather points away from the roof, towards the geyser, its overflow or a pipe. Drakenstein’s water by-law makes owners responsible for repairing leaking pipes and fittings without delay.
What can I do until the repair is done?
Move what you can away from the drip, catch the water, and keep clear of any ceiling board that is sagging with water. If water is near a light fitting or plug, switch that circuit off.
When it is not only the roof
A leak can lead to one of these, or be one of them.

Roof waterproofingWhen the leak is a sign the whole system has had its day.
-
Gutters and downpipesOverflowing gutters and valleys put water where the roof cannot shed it.
-
Damp proofingWhen the wet patch is low on a wall and the roof is not to blame.
