Roof Waterproofing
in Paarl
Roof waterproofing in Paarl has to see a roof through about 20 days a year at 35 °C and a winter that brings most of the rain. We look at the roof first and match the system to it.

The product matters less than the roof it goes on
Most people start by asking for a price per square metre. That figure only means something once the system is chosen, and the system should be chosen by the roof: what it is made of, how water leaves it, and what has already failed.
A flat concrete roof holds water until it reaches an outlet, so it needs a membrane that can sit under water. A tiled roof sheds water, and its waterproofing is the underlay and flashings beneath the tiles, not a coat on top. Sheeting usually outlasts the screws and laps that hold it together. One answer for all three leaves at least one of them wrong.
What the roof standard expects a system to survive
SANS 10400-L, the national standard for roofs, lists what any roof covering and waterproofing system must withstand over its working life without losing the properties that keep water out: ultraviolet light, extremes of heat and cold, sudden reversals of temperature, condensation underneath and the roof structure’s own movement. It also sets a minimum working life with normal maintenance, longer for parts that are hard to replace.
Torch-on is a bitumen membrane, and laboratory studies of polymer-modified bitumen find that ultraviolet light oxidises it and leaves it harder and more brittle. That is what the reflective coat is for, and why keeping it up counts as maintenance.
One roof type changes the conversation. Asbestos cement may not be cleaned or prepared for coating, cut or drilled with power tools, or have anything fixed onto it, under the Asbestos Abatement Regulations of 2020 as amended in 2024. Repair or encapsulation is work for a registered asbestos contractor.
If your roof is old fibre-cement sheeting, say so when you book. Whether it is asbestos decides who may work on it.

Which system suits which roof
Five common roof types, and what decides the answer for each.
| Roof | What keeps the water out | Where it usually fails | What we check first |
|---|---|---|---|
| Flat concrete roof or deck | A membrane bonded to a screed laid to falls, usually torch-on or a liquid-applied system | Outlets, upstands, laps and anywhere water stands | Falls to the outlets and moisture in the screed |
| Tiled pitched roof | The tiles shed water; an undertile membrane and the flashings do the waterproofing | Valleys, flashings at walls and chimneys, cracked or slipped tiles | Pitch and underlay: concrete and clay tiles need at least 17° with an approved underlay |
| Sheeted roof (IBR or corrugated) | The sheets, their laps and their fixings | Screws and washers, end laps and flashings, then rust | Fixings and laps, and the paint coat that coated steel needs |
| Fibre-cement roof | The sheets, while they are sound | Cracks, fixings and brittle sheets | Whether it is asbestos cement, before anything else |
| Balcony or roof terrace | A membrane under the tiles, turned up at the walls and the door | The door threshold and the turn-ups | The step at the door and where the water drains |
What you can hold us to on a roof
Each one is written into the quote, so you can check it.
-
The system is chosen by the roof
Concrete, tiles and sheeting each get the answer that suits them, explained on the quote.
-
Preparation on its own line
Cleaning, repairs and primer are priced apart from the membrane, so you can see where the money goes.
-
Maintenance spelled out at handover
You are shown the finished details and told what the system needs to keep working.
How a roof waterproofing job runs
The membrane goes down at step three, after the roof has been read and the quote agreed.
Look at the roof
We get onto it, see how water leaves it, and find what has failed and why.
Written quote
The system, the number of layers, every detail and the preparation, each on its own line.
Prepare and waterproof
Cleaning and repairs first, then the system, on a dry surface in dry weather.
Hand over
We show you the finished details and tell you what maintenance the system needs.
How roof waterproofing is priced
There is no honest rate per square metre until the roof has been looked at. These are the parts of the quote.
What the written quote lists
- The system chosen and the number of layers
- Preparation: cleaning, repairs to screed, tiles or laps, and primer
- Each detail: upstands, outlets, flashings and pipes through the roof
- Stripping and disposal, where the old layer has to come off
- The protective or reflective coat, where the system needs one
What moves the number
- How much of the old system is sound enough to keep
- Falls: a roof that ponds may need screed work first
- Height, access and how materials get onto the roof
- The number of penetrations and changes in level
- Asbestos cement, which needs a registered contractor
Two quotes only compare if they cover the same lines. Ask each one to name the system, the layers, the preparation and how the edges and outlets are finished.
Systems, paint and solar panels: the usual questions
Asked by homeowners comparing systems and quotes.
How much does roof waterproofing cost in Paarl?
It depends on the roof type, the system, how much of the old waterproofing can stay and the access. The membrane is often the smaller part. We look at the roof first and send a written quote with the preparation priced separately.
Which roof waterproofing system is best?
The one that suits the roof. A flat concrete deck usually wants a bonded membrane that tolerates standing water, a tiled roof wants sound underlay and flashings, and sheeting wants its fixings and laps sorted before any coating goes on.
Does roof paint waterproof a roof?
No. Paint colours and protects a surface. It does not bridge a crack, hold standing water or seal a lap. On a bitumen roof a reflective coat protects the membrane from the sun, but it is not the waterproofing itself.
Can you waterproof over the old layer?
Sometimes. If the old layer is still bonded and sound it can be overlaid. If it is blistered, lifting or holding water, it comes off. The inspection decides, and the quote says which.
Is a tiled roof waterproofed by coating the tiles?
Not usually. Tiles shed water and the waterproofing sits under them. SANS 10400-L requires an undertile membrane on tiled roofs pitched below 26°, and concrete or clay tiles need at least 17° even with one. A leaking tiled roof usually needs its underlay or flashings looked at, not a coat on top.
Do I need approval to put solar panels on my roof?
Drakenstein’s Building Control By-law of 2020 lists solar energy systems, free-standing or attached to a building, among the work that needs municipal approval. On a flat roof the national standard says fixings through the waterproofing should be avoided, so plan the mounting with the waterproofing in mind.
What maintenance does a waterproofed roof need?
Clear the gutters and outlets before winter, keep the reflective coat on a bitumen roof in good order, and have small splits repaired while they are small. A 2023 trade-press article on torch-on roofs advised maintenance every three years.
My roof is fibre-cement. Can it be cleaned and coated?
Not if it is asbestos cement. The Asbestos Abatement Regulations bar cleaning or preparing its surface, cutting or drilling it with power tools and fixing anything onto it. Repair or encapsulation is work for a registered asbestos contractor. If you are not sure what the sheets are, mention it when you book.
Other work on the same roof
Roof waterproofing often comes up alongside one of these.
-
